What relocators get wrong

Cape Coral is one city. It is not one product.

Read this before you fly down. Then we will walk the same map on a call.

Gulf access is a route, not a label

MLS will say “gulf access.” We draw the actual canal path, the bridges, the lock, and the minutes to open water. Direct (SE) is not the same as lock-limited (SW). Freshwater does not reach the Gulf. If a boat is part of the move, this is the first filter.

Flood is a parcel, not a ZIP

Two homes on one street can have different insurance bills. Zone AE / VE typically need a flood policy on a mortgaged home. Zone X is outside the 1% floodplain on this map. We check FEMA polygons plus elevation before you offer; never a city-wide average.

Assessments can move the payment

Cape Coral still has lots waiting on city water, sewer, or irrigation. That is a yearly bill, not a surprise at closing if we look first. The purple layer on the map is the aggregate utility grid we use internally.

The homestead cap does not travel with you

The seller’s Save Our Homes cap resets when you buy. Model the real property-tax bill off just value, not the current owner’s tax bill. Insurance is a lever (year built, impact glass, roof age) more than a fate.
